Detitle or Retitle of Manufactured Home
Exempting from Title or Removing Exemption of a Manufactured Home
Your manufactured structure may be eligible for the exemption process if you own the land the manufactured structure is located on. This exemption means that the structure is recorded as part of the land account and is considered real property for assessment purposes. If your manufactured structure is already exempt, you do not need to complete any forms unless you are going to move the structure. Exempting a manufactured structure means that when transferring ownership of your property by deed recording, your manufactured structure will also be transferred. Requirements for every transaction:
- All taxes must be paid in full. From July 1 until the tax roll is extended, pre-collection of taxes is also required (unless otherwise noted)
Requesting Exemption Status
If NO ownership change:
- Present to Assessor for review (prior to recording) and to be stamped, initialed, and dated
- Record the Application and Certification Exempting a Manufactured Structure from Ownership Document at the Klamath County Clerk's Office (recording fees apply)
- Return one copy of the recording and all other applicable forms to the Assessor's Office (upon Assessor approval, release is granted)
If changing ownership:
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952 submit to Tax Office with $110.00 fee.
- Security interest holder release or authorization (if applicable)
- County form Application for Recording Manufactured Home as Real Property BCD #440-5176 (owners must have form notarized but security interest holder on land does not need to sign document)
- Present to the Assessor for review (prior to recording)
- Record the Application and Certification Exempting a Manufactured Structure from Ownership Document at the Klamath County Clerk's Office (recording fees apply)
- Return one copy of the recording and all other applicable forms to the Assessor's Office (upon Assessor approval, release is granted)
Removal of Exemption Status
If NO ownership change:
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952 submitted to Tax Office with $110.00 fee.
- Affidavit to Establish Ownership of a Manufactured Structure (BCD #440-2947) only if the current owner(s) is different than the owner(s) that originally exempted the manufactured structure
- County form Application to Remove Manufactured Home from County Deed Records BCD #440-5175 (owners and security interest holders must sign and have form notarized)
- Present to Assessor’s staff for review (prior to recording)
- Record the Application to Remove Manufactured Structure from Exempt Status at the Klamath County Clerk’s Office (recording fees apply)
- Return one copy of the recording and all other applicable forms to the Assessor's Office (upon Assessor approval, release is granted)
If changing ownership:
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952 submitted to Tax Office with $110.00 fee.
- Application to Remove Manufactured Home from County Deed Records BCD #440-5175 (owners and security interest holders must sign and have form notarized)
- Present to Assessor for review (prior to recording)
- Record the Application to Remove Manufactured Structure from Exempt Status at the Klamath County Clerk's Office (recording fees apply)
- Return one copy of the recording and all other applicable forms to the Assessor's Office (upon Assessor approval, release is granted)
- A Security Interest Change Form with the lender’s release does NOT mean the home can be removed from the property unless it was the original lender when the home was exempted. Anytime an exemption is being removed, if there is a lien on the property, a letter from the current lender must be provided saying the home can be moved off the property.
